This Lease Application is effective for two (2) years from the date it is received in the Leasing Office.  The applicant must complete a new application for an additional two (2) years upon expirations.

ANNUAL RENT RATES

The annual rent for lease land is $1.00 for all Bois Forte Band Members and payment for entire lease length is due at the time lease is signed.  The annual rent rate for MCT Members who have a residential lease is 2% of the appraised fair market value.  The annual rent rate for MCT Members with a recreational lease and Non-MCT Members is 7% of the appraised fair market value, due on the 1st of each year from which your lease starts.

SECURITY DEPOSITS

A Security Deposit of $1.00 for Bois Forte Band Members, all others a Security Deposit of $1,200.00 is due at the time the first rental payment is due.  The Security Deposit will be held by the Lessor as a security against any breach of terms or covenants of this lease by the Lessee and returned to the Lessee at such time that the opportunity to remove improvements expires pursuant to the provisions of paragraph 5 of the Lease.

UTILITIES

There is a Solid Waste Fee for each lot and the amount due will depend upon the use of the lot.  Where applicable, Lessee will hook up to the community water and septic within six (6) months of acquiring lease.  If Lessee does not hook up, lease may be subject to termination.  A hook up fee is charged.

CONSTRUCTION OF IMPROVEMENTS

If lot is undeveloped, lessee will have two (2) years to construct a dwelling or cabin on the lot or the lease may be subject to termination.  A written request for an extension may be granted for an additional six (6) months.  NO EXCEPTIONS

STATEMENT TO ACCOMPANY LEASE APPLICATION

 

I (we) have applied for a lease from the Bois Forte Band of Chippewa Indians.  To my knowledge, I (we) do not have an existing lease.  In the event that there is one, I (we) relinquish and wish to cancel any rights to any sites currently leased in my (our) name(s).
